now requires all private commercial buildings that have a footprint of more
than 500 metres squared to publicly display an Energy Performance Certificate
if they possess one. Furthermore, property owners must be able to provide a
valid advisory report containing recommendations for improving the energy
performance of the building.
This new ruling has been authorised by the self-titled
‘Greenest Government Ever’ and is designed with the intention of alerting the
public to the energy efficiency of properties. The Department of Communities
and Local Government hope that the knock-on effect of this will be the property
owners’ inclination to make energy efficiency improvements rising.
The new regulations replace the rulings that required only
buildings measuring more than 1,000 square metres to display their Energy
Performance Certificates clearly. This rule will change further in 2015 when
the regulations are extended to include all properties over 250 square metres.
Further changes mean that all property advertisements will
need to include the Energy Performance Certificate rating. Originally, the
